What is a Dilapidation Report?
A dilapidation report is conducted to assess the existing condition of a property at a specific point in time. Also known as a building condition assessment, it acts as an agreed record of the condition of the adjoining properties to the building works. It captures photographic and documentational evidence of the properties current condition through a site visit from one of our structural engineers.
Who needs a Dilapidation Report?
A dilapidation report is usually required for one of two reasons:

- It may be a Development Application (DA) requirement from council or,
- If an individual and/or developer is planning to perform construction works on a property, they can avoid costly disputes that may arise from adjacent neighbours claiming damages due to the result of the construction activities. These damages are then referred back to the Dilapidation Report for assessment of legitimacy.

Although not always necessary, a post-construction building inspection and assessment report is highly recommended at the completion of the construction works as this further protects both the home owners and the developer by closing out the interface between the worksite and neighbouring properties.
